The Broadway Storage project is a contemporary, urban infill, mixed-use development incorporating a new 132,000 square-foot self-storage facility within the Broadway Corridor of Sacramento’s downtown. This 4-story, steel frame building is located at the once vacant corner of X Street and 3rd Street, in an industrial area just east of the Sacramento River. The new building is highly visible from the intensely traveled and elevated interchange of the I-5 and I-80 freeways.
The mixed-use building includes retail on 1st floor, a residential unit on 2nd floor and (980) storage units throughout floors 1 – 4. Features and amenities include climate-controlled units, high ceilings, sizes ranging from 3′ x 3′ lockers to 10′ x 30′ units, covered loading and unloading drive-thru, 24/7 security monitoring and electronic gate access, motion-detection lighting, as well as motorcycle storage units.
The building site design places required parking and vehicular access to the interior of the site, storage loading is neatly concealed within a “tunnel” carving thru the center of the building. The commercial tenant spaces front new, widened, tree lined sidewalks, and utilize warehouse style, glass roll-up doors to encourage indoor/outdoor tenant activity such as restaurant seating, sidewalk sales, etc. A second floor apartment space is positioned south toward the Broadway Corridor and includes an angled, two-story exposed concrete column denoting the project entry drive.
The building’s notable massing and material palate responds to its industrial surroundings with strong, angular building forms that run parallel with the angled streets and property lines. The massing steps in and out and utilizes a layering of industrial materials that wrap around the structure. At the top floor, stepped-back contemporary glazing can be seen from the freeway. Materials include three profiles of corrugated metal siding applied at right angles to each other; exposed heavy steel beams throughout the ground floor; exposed concrete columns and beams in key areas; and large warehouse style windows. This sculptural building is both unique in form, and true to its industrial function and surroundings.
